  • 1. Contract
    A contract shall be established between the hirer and the proprietors based on the information provided by the guest at time of booking; any variation in this information can render the contract null and void and discharge the owner of any liability to make the farmhouse available to guests on arrival. The contract will be on the basis of the hirer reading and accepting these Terms and Conditions of hire.

  • 2. Guests
    All guests staying at the farmhouse must be named on the booking form and any change in this information must be passed onto the proprietor, it is the hirer’s responsibility to provide this information. The farmhouse is only to be used by the people named on the booking form. The hirer must be one of the persons occupying the farmhouses and the hirer must be 21 or older.

  • 3. Number of Persons
    The number of persons in the farmhouses must not exceed the sleeping capacity of the farmhouse and/or the number agreed at time of booking. Capacity = 7 persons

  • 4. No Parties
    The farmhouse is only to be used for proper holiday use; the farmhouse is not to be used as an alternative party venue.

  • 5. Unsuitable Guests
    We reserve the right to decline a booking or to refuse to hand over a farmhouse to any person who in our opinion is not suitable to take charge. In this case the deposit shall be refunded in full and the contract shall be discharged without further liability on either party. We also reserve the right to repossess the farmhouse at any time where damage has been caused or in our opinion likely to be caused by the hirer or any member of the hirer's party. In such case we shall not be liable to make a refund of any portion of the deposit paid.

  • 6. Hirers Property
    No responsibility is accepted by the proprietors for any loss of or damage to personal effects, baggage (including vehicles, accessories and contents) or any other item belonging to the hirer or any member of the hirer's party whilst within the confines of the premises.

  • 7. Occupation
    The Farmhouse is available for occupation after 3pm (15.00) on the day of arrival and must be vacated by 11am on the day of departure.

  • 8. Cancellation

    If you need to cancel your booking, your deposit is fully refundable provided we are advised of the cancellation (by telephone and in writing) more than 28 days prior to the date of your booking and the proprietors are able to re-let the farmhouse. If the cancellation is made 15-28 days before your arrival you will receive 50% of the deposit and if the cancellation is 14 days before arrival no deposit is refundable.

    The booking contract is made in good faith. If for any reason the proprietor cannot fulfil the booking contract through circumstances outside the control of the proprietor and the proprietor cannot guarantee to provide alternative accommodation, the deposit will be refunded in full but the hirer will have no claim against the proprietor.


  • 9. Non Arrival
    In the event of non-arrival, and where no notice of late arrival has been received, the proprietor reserves the right to re-let the property from midday on the day following the scheduled commencement of hire.

  • 10. Information provided in this brochure
    The proprietors believe that the information shown on this website or brochure is correct but they reserve the right to update their information due to changing circumstances and cannot accept any responsibility for any errors therein.

  • Can we bring our dog?

    We accept pets by arrangement, give us a call and we can have a chat about suitable arrangements for your dog. Do you need to know if a member of our group goes home early? Yes, we must be informed if a member of your group leaves the farmhouse early in case there is a fire or other serious incident we are the only persons who know who is actually in the farmhouse.

  • How should we leave the Farmhouse?

    When leaving the farmhouse we would appreciate if you leave the house as tidy as possible, all crockery and cutlery etc should be washed. Cleaning utensils, a Hoover and mop bucket are provided. Basically we ask you to leave the house as you found it, the farmhouse is let out in a clean and tidy condition and that's how we would expect to find it when vacated. We have a policy of charging an 'end' cleaning charge of £20.00 if the property is not left in a satisfactory condition.

  • What is the earliest time we can arrive?

    Arrival time is 3pm (15.00); however, we may be able to come to an arrangement if you think you will be arriving earlier than this. Please get in contact with us to discuss.

  • Do you offer a pick up and drop off service to the City of Derry Airport?

    If you arriving into the City of Derry airport on the same day that you are checking into Amara Farmhouse we may be able to pick up from the airport, likewise we may be able to drop you off at the airport for your return journey at the end of your stay. Please give us a call to make arrangements.

  • We might be arriving very late, our flight does not get into 10pm (22.00), is that ok, how do we get the keys?

    If you will be arriving late please inform us before hand so that we can arrange collection of the keys outside of office hours.

  • Is there good off-road parking?

    Yes there is off-road parking that is only available to our customers; we have ample car parking at Amara Farmhouse for up to 4 cars.

  • Is there space for our young children to play?

    Yes, there is a large garden for your children to play, it's at the side of the farmhouse but parents are asked to have children under their supervision at all times.

  • Can you let the farmhouse for longer periods of time?

    Yes, during the low season longer term lets (up to a period of 30 days) may be available at a reduced cost, please contact us to discuss further.

  • Are there any additional charges on top of the hire cost?

    No, the price includes all the essential items you will need for your stay.

  • We have a 9 month old baby and want to travel light; do you have a cot at the farmhouse?

    A cot and highchair are available on request; please contact us to discuss this further.

  • Do you allow groups to stay at the farmhouse?

    We prefer families and couples to stay at the farmhouse, guests on business are also welcome. Groups on walking, golfing or fishing trips are allowed to stay, however one member of the party the 'hirer' must take responsibility for the group and ensure that our terms and conditions are adhered to. Under no circumstances may more than the maximum number of persons stated in the brochure and confirmed in the booking form occupy the house. The proprietor reserves the right to refuse admittance if this condition is not adhered to.
